In the reservation agreement, it states the buyer is reserving one "lot and unit". How can they buy a "lot" when there are 4 units per building?
The form of ownership "free simple" provides that the land and all that is attached to the land is part of the transfer.
Are any properties or subdivisions located on a flood plain?
Only a few of our properties are built on a flood plain. Flood insurance is required for these properties. When we build new properties on a flood plain, we assure they are built at the correct elevation to reduce any flooding.
Are the utility connections to each unit separate, or do the joined units share one utility connection?
Each dwelling unit has separate utilities.
Who will be responsible for the yard maintenance?
Yard maintenance is contracted by the property management company and paid for according to the PMA.
What are the anticipated rental rates?
Market rates fluctuate and the sales staff has the most current information.
How do you advertise units for rent?
All CAL properties are part of an extensive marketing campaign, penetrating over 160,000 homes from stateline to stateline, and north of the Coast, 80 miles. Marketing includes: daily newspaper ads, television, radio and outdoor signage. In addition, we place all properties on our worldwide website.
Will there be a Home Owners Association established?
Who will collect the dues and run the Association?
The Home Owners Association, if applicable, will hire a professional management company to operate the property.
Does CAL properties have an ordinance about cars parked in the yard? Who polices this?
CAL Properties require each tenant, prior to move in, to sign a copy of the "Community Policy", regarding such issues. Discrepancy notices are filed when a violation is noticed with a time certain to correct.
Will you make my mortgage payment, pay taxes, HOA fees, and insurance payment or am I responsible?
These payments can be paid by the management company on your account, or you may choose to pay them yourself.
Are there any other fees I will be responsible for?
HOA dues, if applicable, lawn care, pest control
What are the project HOA fees?
These fees vary by property. Your sales consultant has this information
Do you provide a monthly and/or year end tax statement?
We provide a monthly statement of accrued income and expense
